Advantages of Re-Roofing
The obvious advantage, of course, is that the homeowner saves money on labour costs and other fees related to removing the old roof including disposal.
Re-roofing can typically be done in one to three days depending on the size of the house.
The process will “fill in” gaps or holes in the existing layer of shingles.
The chance of property damage (scarred lawn/driveway, falling debris, etc.) is greatly reduced when a house is re-roofed as opposed to being replaced.
It’s a great cosmetic fix for an asphalt roof that’s fairly healthy but, for whatever reason, requires a “makeover.”
Disadvantages of Re-Roofing
You won’t be able to see what’s underneath. This is the main disadvantage of re-roofing. Any damage done to the decking over time such as leaks, extensive mold growth, missing hardware, or holes will remain hidden.
Re-roofing generally doesn’t last as long as a roof replacement.
It adds weight to the roof of your home. While not quite equal to how much a new roof weighs, the process places one roof on top of another.

Things to Consider before You Re-Roof
Re-roofing works best if the roof is nearing the end of its lifespan but is still in relatively good condition.
Check building codes for your area – most restrictions stipulate no more than two layers. If the roof already has a second layer, re-roofing is most likely no longer an option.
How will the ventilation be affected if a second layer of shingles is placed over the existing asphalt roof?
Check any applicable roof warranties to see if re-roofing is allowed. Some manufacturers’ warranties will be void if you re-roof.
